Inspection of New Construction

Buying a home that is custom built just for you has many benefits. You can choose everything from paint color to floor tiles. This will also likely mean that you will sign a contract with your contractor or developer to ensure that they provide you with a product that you mutually agreed upon. During your bedek bayit inspection, we will ensure that your home was built according to the relevant construction standards, including but not limited to: 

​

• Assess the general tiling and painting work (no scratches or damages)

• Ensure that cable/phone lines, washing machine/dryer hookups, gas lines and electrical outlets are present

• Check that all floors are leveled

• Inspect that the doors, windows and trisim (window shades) are built and installed up to standard

• Examine plumbing and proper ventilation in the kitchen

• Inspect pipes and drainage in the bathrooms

• Ensure that shower and bathtubs are sloped and contain proper anti slip tiles 

• Verify that stairs are built according to the current standard and that a secure guardrail is properly installed

Inspection of Existing Homes

Before you purchase a previously built home, it is a good idea to have the home inspected. While the homeowner will not be legally required to rectify any issues, knowledge of the quality of the home is important so you do not encounter any unexpected problems in the future. Additionally, a bedek bayit report may help you negotiate the final price of the home. During the inspection, we will ensure that the home is maintained up to the construction standards at the time it was built. This includes but is not limited to:

• Checking for leaks or water damage

• Reporting on cosmetic issues and superficial damages

• Inspecting for any cracks in the walls or ceiling 

• Ensuring that cable/phone lines, washing machine/dryer hookups, gas lines and electrical outlets are installed

Inspection of Building Common Areas

When you purchase an apartment in a new building, it is important to make sure that all the shared building spaces are inspected. The common areas are the collective property of every apartment owner and the building will usually collaborate to organize an inspection together. We will ensure that the building has been built up to the relevant construction standards which includes, but is not limited to:

​

• Ensuring that the floors are leveled

• Verifying that stairs are built according to standard and that a secure guardrail is properly installed

• Checking that properly labeled electrical closets and fire doors are present on every level

• Confirming that fire safety equipment is available on every floor

• Inspecting for any cosmetic issues (scratches or damages on the paint or tiles)

• Ensuring that the roof is properly sealed and safety precautions are in place

• Checking that the garbage room is built according to the blueprint
